The homeowner sought to unlock the hidden value and true multi-generational potential of their property. The vision required a dual-layered architectural solution: first, to repurpose underutilized structural volume within the main home for everyday family life, and second, to construct a highly functional, attached dwelling unit (ADU) that felt like a cohesive extension of the estate.
To do so, we led the comprehensive architectural intervention, taking the project from zoning strategy through full construction documentation. The scope features a massive structural conversion of an existing two-car garage into main-level living space, paired with the ground-up engineering of an attached two-car garage supporting a premium second-story 900 sq. ft. ADU.
The primary architectural hurdle was navigating strict Massachusetts state and local building codes for ADUs while radically altering the property’s footprint.
The design intervention implemented a precise “Integrated Footprint Expansion” strategy focused on structural adaptation and autonomous luxury:
The Main House Reclaimed Core: We engineered the conversion of the original two-car garage into a vibrant, main-level social hub. This strategic repurposing adds an expansive new living room, a convenient half-bath, and a highly functional family mudroom directly connected to the principal dwelling’s core.
Attached ADU Autonomy: A total of 900 sq. ft. of optimized living space was meticulously detailed over a new attached two-car garage. This custom secondary residence features a highly efficient floor plan complete with two full bedrooms, an independent kitchen/living layout, and a private full bathroom – offering total autonomy for family members or long-term guests.
Technical Performance & Compliance: The final construction sets carefully detail a robust foundation and framing plan to support the multi-story attached structure. From navigating complex energy conservation codes to integrating independent utility lines and plumbing compliance, every engineering detail was refined for a seamless, fully permitted luxury build.
The result is a sophisticated addition to the Medway landscape that proves sustainable, small-scale housing can deliver big-scale architectural impact.
