  • The Precision of High-Performance In-Fill 

    The architectural challenge for this project was to deliver a fully autonomous, code-compliant living space within a compact footprint while meeting rigorous Massachusetts energy standards. GDS led the design and technical coordination, utilizing advanced building science to create a dwelling that is 50% more efficient than a standard new home.

    The design intervention focused on a "Vertical Autonomy" strategy:

    • Optimized Living Program: We engineered a fluid 1-bedroom layout that includes a full kitchen, laundry suite, and vaulted living area. By utilizing a "Great Room" concept, the design maximizes the perception of volume, turning a compact ADU into an expansive-feeling residence.

    • Advanced Energy Envelope: A cornerstone of this project is its technical performance. With a HER'S Score of 50, the envelope features R-60 vaulted ceilings and R-30 floor insulation. The integration of a high-efficiency ERV (Energy Recovery Ventilator) and air-source heat pumps ensures year-round climate control with minimal carbon impact.

    • Structural Garage Integration: The project required careful structural retrofitting to support a residential load above an active garage space. The design includes precision-engineered framing and fire-rated assemblies to ensure safety and acoustic separation between the utility and living zones.

    • Technical Performance & Compliance: The permit package includes comprehensive HERS ratings and Manual J/S/D HVAC calculations. Every detail – from the U-0.26 high-performance windows to the low-leakage ductwork – was reviewed against the latest stretch codes to ensure a future-proof build.

    The result is a sophisticated addition to the Medway landscape that proves sustainable, small-scale housing can deliver big-scale architectural impact.
