  • The Evolution of the Modern Duplex 

    The architectural challenge for this project was to engineer a high-utility, two-family footprint that avoided the "stacked" feel of traditional multi-family housing. GDS led the comprehensive design and permit documentation, navigating the latest 10th Edition 780 CMR codes to deliver a 3-bedroom, 2.5-bathroom program for each unit.

    The design intervention focused on a "Mirrored Autonomy" strategy:

    • The Social Core: Each unit features a 960+ SF main level designed for modern flow. The open-concept layout centers on a large kitchen and dining area that transitions seamlessly into a private rear deck, extending the living space into the outdoors.

    • Private Upper-Level Retreat: The second floor is dedicated to family privacy, housing three generous bedrooms including a primary suite with a walk-in closet. The design utilizes a centralized landing to maximize square footage in the living quarters while maintaining efficient circulation.

    • High-Utility Infrastructure: Each unit is supported by a 1-car garage and a full ~825 SF unfinished basement, providing critical storage and future expansion potential. This "vertical integration" ensures that high-density living doesn't come at the cost of the utility typically found in detached homes.

    • Technical Performance & Compliance: As a "Ground Up" build, the permit set details a high-performance building envelope, featuring R-21 cavity insulation and advanced framing plans. Every detail was meticulously reviewed against the 2021 International Residential Code (IRC) to ensure long-term energy efficiency and structural integrity.

    The result is a premier Millis development that balances shared infrastructure with the distinct, nuanced needs of two independent families.
