The Architecture of Modern Heritage
The architectural challenge for this project was to engineer a massive, high-utility footprint that retained the approachable, intimate feel of a classic New England farmhouse. GDS led the comprehensive design and permit documentation, navigating the 10th Edition 780 CMR code to deliver a three-story residence designed for long-term flexibility and aesthetic longevity.
The design intervention focused on a "Zoned Social Integration" strategy:
The Grand Social Core: We engineered a 2,500+ SF main level social hub, featuring a professional-grade kitchen with a massive central island and a soaring Great Room. The layout provides fluid access to a rear deck and a covered porch, effectively expanding the interior volume into the private landscape.
Secondary Suite Independence: A critical component of the design is the first-floor guest wing. Featuring a private bedroom and full en-suite, this zone offers total autonomy for guests or multi-generational family members while remaining architecturally cohesive with the main residence.
Elevated Family Privacy: The second floor houses four expansive bedrooms including a primary suite with a boutique-inspired walk-in closet and spa-bath. A centralized laundry center and shared play-zone optimize the floor plan for modern family life.
Technical Performance & Compliance: The permit sets detail a high-performance building envelope, including precision framing for the 3-car garage and a comprehensive structural plan for the 2,400+ SF basement. From the complex roof-line to the energy-efficient insulation specs, every detail was reviewed to ensure a safe, durable, and permitted luxury build.
The result is a landmark Medway estate that balances grand architectural ambition with the specific, nuanced needs of contemporary suburban living.
