The architectural challenge for this dormer addition centered on executing a significant vertical expansion within a compact 5,310 SF lot. GDS led the comprehensive design and structural coordination, utilizing a "Half-Story" conversion strategy to maximize internal gross square footage without exceeding the 34' building height limit or compromising the home's historic proportions.
The design intervention focused on a "Structural Fluidity" strategy:
Structural Innovation: The project required a meticulous reinforcement of the existing attic framing to support a new master bedroom and sunroom. The engineering facilitates a dramatic vaulted entry and clear spans that invite natural light through a series of precision-placed skylights and new window configurations.
Architectural Articulation: To ensure contextual harmony, the new dormer profiles and exterior finishes were designed to match the existing Watertown vernacular. The rhythmic placement of windows was optimized for both energy efficiency (U-factors ≤ .30) and interior sightlines, creating a bright, modern sanctuary within the roofline.
Technical Rigor & Compliance: Developed through a comprehensive "For Permit R3" set, the project adheres to the 9th Edition 780 CMR. From the high-performance building envelope – featuring R-49 ceiling insulation – to the detailed ventilation requirements, every technical element was documented to ensure a safe, energy-efficient, and permitted luxury build.
The result is a landmark Watertown renovation where invisible engineering supports a grand architectural ambition, resulting in a total proposed area of 2,936 SF that feels unified and purposeful.
