Expanding the Heart of the Home
The challenge for this project was to introduce a significant new living area that felt like a natural extension of the home’s existing flow. We focused on creating a high-utility family room that bridges the gap between the kitchen and the outdoor landscape without disrupting the property's traditional proportions.
How we brought the vision to life:
Creating a new social anchor: We engineered a spacious family room addition designed to act as the home’s primary gathering spot. By utilizing an advanced framing schedule, we were able to create an open, airy volume that maximizes internal sightlines and natural light.
Mastering the transition: A key priority was the interior flow. We carefully coordinated the demolition of existing partitions to create a seamless connection between the new family room and the original kitchen/dining core, ensuring the addition feels like a fundamental part of the house.
Matching the historic silhouette: To keep the "Old Style" charm intact, the exterior utilizes traditional New England materiality and trim profiles that mirror the existing facade. The result is a landmark addition that enhances the home’s curb appeal while remaining contextually grounded.
Engineering for longevity: Developed through a comprehensive For Permit R2 set, the project adheres to the 9th Edition 780 CMR. From the 3,000 PSI concrete foundation to the detailed building sections, every technical element was documented to ensure a safe, energy-efficient build.
The result is a unified residential estate that offers a modern, light-filled sanctuary for the family while perfectly preserving the home’s classic character.
