  • Reengineering the Urban Sanctuary 

    The architectural challenge for this project was to introduce modern amenities – including a rare private garage and a sprawling roof deck – into a dense, historic Charlestown site. GDS led the comprehensive design and permit documentation, navigating complex structural transitions and tight urban setbacks to deliver a high-utility, four-story residence.

    The design intervention focused on a "Vertical Lifestyle Integration" strategy:

    • The Street-Level Utility: We engineered a seamless entry sequence that incorporates a private garage and a versatile garden-level suite. This entry hub manages the transition from the public streetscape to the private residence while providing essential urban storage.

    • The Social Heart: The second floor was reimagined as a fluid, open-concept social core. By removing restrictive partitions, we created a grand connection between the professional-grade kitchen and the formal dining area, maximizing natural light and internal volume.

    • Penthouse Luxury: The upper levels are dedicated to private retreats, culminating in a third-floor primary suite and a fourth-floor "Penthouse" lounge. This top-tier space opens directly onto a new roof deck, offering panoramic views of the Charlestown skyline.

    • Technical Performance & Compliance: The permit sets detail a rigorous structural plan, including new LVL headers and specialized masonry ties to support the expanded floor plates. Every element was reviewed against the 9th Edition 780 CMR and Boston’s specific zoning ordinances to ensure a safe, high-performance, and beautifully permitted build.

    The result is a landmark Charlestown renovation that honors its historic context while offering the expansive, light-filled lifestyle of a modern estate.
