    The architectural challenge for this project began with a full-scale architectural survey of a classic multi-unit residence. The project required a dual-track approach: documenting the building’s complex exterior elevations and floor plans while simultaneously engineering a complete interior renovation of the garden-level unit.

    The design intervention focused on maximizing the utility and livability of the lower level:

    • Structural Reconfiguration: To bring light and safety to the space, the plan integrated new egress windows and a walkout entrance, fundamentally changing the atmosphere of the unit.

    • Modern Residential Program: The ~1,900-square-foot renovation includes three bedrooms, two bathrooms, and a mudroom designed for the coastal Gloucester lifestyle.

    • Optimized Systems: A key component of the scope was the consolidation of a common utility room, streamlining the building's mechanical systems to free up square footage for the open-concept kitchen and living area.

    • Permit & Code Excellence: The permit documentation provided a rigorous analysis of the 9th Edition Massachusetts State Building Code (780 CMR) and 521 CMR Accessibility regulations, ensuring the modification to the existing interior layout met all modern safety standards.

    The result is a thoughtful adaptive renovation that preserves the character of the original building while providing a contemporary, high-density living space for its residents.
