The transformation of this 10x17 kiosk centered on turning an owner-supplied design concept into a fully permitted, code-compliant reality. Within the 170-square-foot envelope, the project required rigorous architectural documentation to bridge the gap between brand aesthetics and the technical requirements of a high-traffic mall environment.A major component of the project was the seamless coordination of plumbing and electrical systems with MEP engineers. This ensured that the specialized equipment necessary for bubble tea production was fully supported within the mall's existing infrastructure. Key technical highlights included:
ADA & Life Safety Compliance: Integrating a 3'-3" clear service counter and ensuring the kiosk met all 9th Edition Massachusetts State Building Codes.
Permit-Ready Documentation: Translating the design package into a comprehensive set of architectural drawings that included detailed kiosk plans, reflected ceiling plans, and interior elevations.
Operational Flow: Positioning point-of-sale systems and back-of-house equipment to maximize efficiency in a remarkably tight footprint.
The final result is a precision-engineered retail unit that maintains the global Gong Cha brand standards while meeting the strict operational and safety benchmarks of the Simon Property Group.
