A Sanctuary of Modern Luxury and Architectural Integrity
The architectural challenge for this project was to execute a vertical expansion that maintained the structural integrity of the existing first-floor family room while delivering a luxury interior program. GDS led a "Structural Integration" strategy, reinforcing the existing framing to support a new, high-utility bathroom suite without disrupting the home’s established proportions.
The design intervention focused on a "Site-Responsive" framework to realize the vision:
Structural Innovation: The project required a meticulous "from-the-ground-up" approach to the existing second-floor flat roof. Our team engineered a reinforced floor framing system and future-proofed the structural headers to support the new 175 SF primary bathroom and a dramatic vaulted ceiling.
Architectural Articulation: To ensure contextual harmony, the exterior cladding utilized traditional 4" siding, fascia boards, and trim profiles that perfectly match the existing Hingham residence. The rhythmic placement of new double-hung and fixed windows (W1, W2, W3) was optimized for both natural light and symmetry.
Technical Rigor: Developed through a comprehensive "For Permit" set, the project includes detailed MEP coordination for new exhaust venting and a lighting plan featuring wall sconces and a statement chandelier. Every element – from the 3,000 PSI concrete foundation details to the specific window sill heights – was documented for a seamless, permitted luxury build.
The result is a sophisticated bathroom addition where rigorous technical documentation and elevated design work in tandem to provide a sanctuary of modern luxury and architectural integrity.
