Small Footprint,
Simple Living

South Kingston, RI 1,074 sq. ft.

  • Precision Growth and Coastal Modernization

The architectural challenge for this project involved a comprehensive "Addition & Renovation" that nearly doubled the home's utility while respecting its original structural bones. GDS led the transition from a traditional small-scale dwelling to a high-performance residence, coordinating complex site constraints and local South Kingstown regulations.

The design intervention focused on a "Lifestyle Extension" strategy:

    • Purposeful Programming: We engineered a new one-story wing to house a private bedroom and a dedicated home office, providing the essential separation of work and rest that the original footprint lacked.

    • Elevated Outdoor Living: The external scope was completely reimagined to include a new covered porch and a sprawling rear deck. To maximize the site’s potential, GDS coordinated the relocation of an existing shed to meet property setbacks, allowing for a seamless transition between the indoor living zones and the yard.

    • Technical Performance: The Construction Set details a full building envelope refresh, including new high-efficiency windows, doors, and roofing finishes. The interior was stripped to its essentials to introduce a modern layout with updated plumbing, electrical, and custom lighting fixtures.

    • Coastal Resilience: Navigating the RI Building Code (IBC 2018), the design integrated R-21 closed-cell spray foam insulation and continuous weather barriers to ensure the home remains energy-efficient and protected against the coastal Rhode Island elements.

The result is a revitalized estate that offers a scalable blueprint for high-end, small-footprint living in a premier coastal community.
