Turning a Single Site into a High-Value, Multi-Family Asset
The architectural challenge for this project centered on creating two distinct, high-performance homes within a singular, cohesive building envelope. GDS led the comprehensive unit documentation and floor plan optimization, ensuring that each residence feels like an independent estate while sharing a centralized structural core.
The design intervention focused on a "Bifurcated Autonomy" strategy:
Unit A: The Expansive Suite: Totaling 3,328 GSF across three levels, Unit A functions as the anchor of the development. It features a grand first-floor social core with a mudroom and garage access, a 957 SF high-utility basement, and a second-floor retreat housing three bedrooms and a centralized laundry hub.
Unit B: Streamlined Modernity: Unit B offers a curated 2,073 GSF program, optimized for efficiency without sacrificing volume. The design includes a seamless first-floor kitchen and dining flow, a private garage bay, and a secluded primary bedroom suite, supported by an 800 SF basement for future expansion.
Integrated Site Circulation: A critical component of the conversion was the management of primary and secondary egress points. We engineered a centralized main entrance sequence that maintains the home’s curb appeal while providing clearly defined private entries for each unit owner.
Technical Performance & Compliance: The condo documents detail strict adherence to the registry of deeds and Massachusetts building codes. Every dimension – from the middle of the demising walls to the outside face of the exterior shells – was meticulously calculated to ensure an accurate, permit-ready depiction of the as-built conditions.
The result is a premier Millis conversion that demonstrates how smart internal re-programming can turn a single site into a high-value, multi-family asset.
