Preserving the Queen Anne Legacy
The architectural challenge for this project centered on the tension between modern safety regulations and the preservation of irreplaceable 19th-century craftsmanship. GDS led the restoration strategy and technical documentation, specifically advocating for the protection of original architectural assets that are central to the home’s 1989 MHC Preservation Award status.
The design intervention focused on a "Restorative Preservation" strategy:
Ornamental Staircase Preservation: A core component of the project involved the grand feature foyer and its mahogany staircase. We successfully petitioned for a variance regarding handrail heights, allowing the original 1887 hand-carved guards to remain intact. This avoided the significant architectural disturbance that current code-compliant heights would have inflicted on the period-sensitive foyer.
Period-Sensitive Modernization: The restoration included the careful treatment of Italian fireplace tiles, vivid stained glass, and grand mahogany sliding doors. Our design ensured that modern MEP (Mechanical, Electrical, and Plumbing) updates were integrated invisibly, supporting a modern lifestyle without detracting from the historic "summer residence" aesthetic.
Exterior Envelope Restoration: The project addressed the preservation of the mansion's four tall chimneys, wide piazzas, and a classic balcony. These features define the Queen Anne vernacular and were restored to ensure the home remains a visual anchor in the Millis community.
Technical Advocacy & Compliance: Beyond physical design, GDS acted as the technical liaison with the Building and Regulations Standards (BBRS). By providing expert diagrams and historical context, we secured the necessary exemptions to keep the original ornamental staircase as the functional and aesthetic centerpiece of the home.
The result is a monumental restoration that honors the town’s founding history while securing the mansion’s future as a premier single-family estate.
