The Precision of Targeted In-Fill Development
The architectural challenge for this project was to deliver a high-occupancy residential space within a district primarily zoned for industrial use. GDS led the comprehensive design and permit documentation, navigating the 9th Edition 780 CMR and specialized local zoning bylaws to deliver a three-unit community that maximizes site yield while maintaining a high standard of living.
The design intervention focused on a "Tri-Core Efficiency" strategy:
Symmetrical Unit Programming: We engineered three mirrored units, each spanning three levels (Basement, First Floor, and Second Floor). This symmetry allowed for a streamlined construction sequence and a balanced exterior aesthetic that fits the transitional character of Main Street.
Integrated Service Core: Each 1,800 SF unit features a private first-floor garage that leads directly into a high-utility social hub. The open-concept first floor centers on a fluid kitchen and living zone, while the second floor is dedicated to a private two-bedroom, two-bathroom family program.
Subterranean Expansion: Each unit is supported by a full basement featuring a 4" concrete slab and a dedicated bulkhead entrance. This adds significant utility and storage volume without increasing the building's exterior height or footprint.
Technical Performance & Compliance: The permit sets detail a robust building envelope, including R-49 ceiling insulation and R-21 wall assemblies to meet IECC 2015 standards. From the fire-rated partitions between units to the ADA-compliant entry clearances – every facet was reviewed to ensure a safe, energy-efficient, and code-compliant multi-family build.
The result is a premier Millis development that demonstrates how smart, repeatable design can effectively address the regional demand for high-quality, mid-density housing.
