  • Reengineering the Classic Floor Plan 

    The architectural challenge for this project was to introduce a contemporary, open-concept flow into a stately, multi-story residence without compromising the structural integrity of the historic framing. GDS led the design and structural documentation, navigating the Rhode Island Building Code (IBC 2018) to deliver a high-utility floor plan tailored for modern family life.

    The design intervention focused on a "Structural Opening & Suite Expansion" strategy:

    • The Social Core Transformation: On the first floor, we engineered the removal of existing parting walls to unify the kitchen and dining rooms. This intervention creates a grand social hub that maximizes natural light and improves the home's overall circulation.

    • Primary Suite Sanctuary: The third floor underwent a total programmatic shift. By removing secondary partitions, we expanded the existing footprint into a cohesive primary suite, featuring a specialized restroom expansion and a layout designed for long-term privacy and comfort.

    • Technical MEP & Life Safety: As a full-scale remodel, the permit set details a comprehensive update to the home’s systems, including 66 new lighting fixtures and a high-performance energy envelope. The design ensures that modern amenities – like the on-demand tankless hot water system and forced-air HVAC – integrate seamlessly into the existing structure.

    • Code Compliance & Precision: The project documentation details rigorous adherence to RI Fire and Energy codes. From the precision-measured "Secret Closet" to the detailed reflected ceiling plans, every square inch was reviewed to ensure a safe, efficient, and beautifully permitted finish.

    The result is a landmark Providence renovation that respects the bones of the past while meeting the expansive needs of the present.
