    The architectural challenge for this project was to deliver a massive, high-utility expansion that remains structurally fluid and aesthetically cohesive with the original structure. GDS led the comprehensive design and structural coordination, navigating the constraints of a 6,800 SF lot to nearly double the living space while maintaining contextual harmony with the Southwick neighborhood.

    The design intervention utilized a "Site-Responsive" framework to realize the vision:

    • Structural Innovation: The project features a robust structural design utilizing 3,000 PSI concrete foundations and an advanced framing schedule to support a new 975 SF upper floor. This engineering allows for a soaring, vaulted architectural volume that invites natural light and maximizes views of the surrounding site.

    • Topographical Integration: A meticulous architectural site plan ensured the addition sat naturally within the existing lot lines. Our team coordinated complex grading and the integration of a new 332 SF patio-on-grade, creating a seamless transition between the internal social zones and the exterior environment.

    • Architectural Articulation: To ensure total contextual harmony, the exterior utilizes traditional New England materiality – shingle siding and refined trim profiles – that mirrors the existing residence. The rhythmic placement of windows and the refined roofline provide a sophisticated, enduring character that hides the complexity of the vertical expansion.

    • Technical Rigor: Developed through a comprehensive “For Permit” set, the project documents every detail from the reflected ceiling plans to the specialized 1st-floor framing and foundation plans. This technical depth ensured a seamless build-out and long-term performance for the family estate.

    The result is a unified lakeside sanctuary that offers elevated luxury and modern structural integrity through a precision-engineered vertical expansion.
