Urban Density and Refined Materiality
The architectural challenge for this project involved a "Ground Up" multi-unit construction that required deep expertise in both zoning entitlement and full-service interior execution. We acted as the lead design strategist, coordinating a multi-disciplinary team of civil, structural, and MEP engineers to transform a visionary residential concept into a permitted reality.
The design intervention focused on a "Full-Lifecycle" development model:
Entitlement & Strategy: GDS navigated the Planning Board and ZBA submissions, providing the architectural due diligence and site plan approval drawings necessary to secure the project’s future within the Town of Franklin.
Architectural Character: The Exterior Elevations showcase a 45-foot peak building height anchored by a precast concrete base. The facade utilizes a sophisticated blend of split-face CMU block, brick veneer, and standing seam metal roofing, accented by a designated mural wall space to engage the public realm.
Integrated Interior & Lighting: Beyond the shell, GDS provided comprehensive interior design services, including the specification of all fixtures, millwork, and furniture. A specialized Lighting Fixture Schedule coordinates directional recessed LEDs and decorative sconces to highlight the building’s architectural depth at night.
Technical Rigor: The Construction set encompasses every technical touchpoint, from kitchen plans and open-area diagrams to complex code analysis and egress mapping, ensuring the four-story structure meets the highest standards of safety and efficiency.
The result is a premier multi-family destination that anchors Dean Avenue with a bold, contemporary presence while offering a highly curated residential experience.
