The architectural challenge for this project centered on transforming a sterile industrial space into a warm, functional headquarters for a growing bakery brand. The project required a dual-track design approach: maintaining the high-performance requirements of a shipping and receiving facility while establishing a professional corporate identity for staff and visiting patrons.

The design intervention focused on a "Hub and Spoke" operational model:

• The Logistics Core: We engineered the back-of-house to maximize the ~4,800-square-foot footprint, integrating specialized warehouse racking, a consolidated utility room, and direct loading dock access to support Twist Bakery's e-commerce fulfillment.

• Modern Office Integration: The front-of-house was reimagined to include a suite of professional spaces, including open workstations, a staff break room, and a glass-partitioned conference area designed for collaborative planning.

• Patron Experience: A new front vestibule and prepared-foods pickup area were designed to provide a streamlined, high-end "click-and-collect" experience for retail customers.

• Permit & Compliance Mastery: Serving as the lead for permit documentation, GDS navigated complex zoning (MU-128 Mixed Use) and building codes (780 CMR 9th Edition). The final set included comprehensive egress plans, occupancy type analysis, and life safety coordination to ensure a seamless transition from office to mercantile use.

The result is a versatile, code-compliant facility that empowers Twist Bakery to scale its e-commerce operations while maintaining a sophisticated physical presence in the Needham Heights community.
