Wayland Addition & Renovation

Wayland, MA 2,238 sq. ft.

  • Symmetry and Growth in Wayland

The architectural challenge for this project involved expanding a 2,238-square-foot residence while navigating strict local setbacks and site constraints. GDS focused on a "Vertical Integration" strategy, utilizing a full architectural survey of existing elevations and floor plans to coordinate complex structural requirements with the land surveyor and general contractor.

The design intervention expanded the home’s utility through targeted additions:

    • Dual-Level Expansion: We engineered a two-story wing that anchors the residence. The lower level provides a vital new garage space, while the upper level is dedicated to a luxury primary suite complete with a walk-in closet, full bathroom, and a private office for modern remote work.

    • Reimagined Outdoor Living: The project included the total reconfiguration of the rear deck, paired with an adjacent patio expansion to create a fluid indoor-outdoor transition for the homeowners.

    • Internal Optimization: Beyond the new addition, we renovated the existing second floor to expand a secondary bedroom, adding a dedicated study space and a larger closet to improve the home's long-term liveability.

    • Cohesive Exterior Refresh: To ensure the addition felt integrated, the scope included full-house updates with new roofing, high-performance windows, and a refreshed paint palette that unifies the new and historic elements.

The result is a balanced, expanded residence that offers the homeowners significant new square footage and modern amenities without losing the intimate feel of their Wayland neighborhood.
